Better Gas Safe than Sorry!
Under the Gas Safety (Installation and Use) Regulations 1998. It's a legal requirement for landlords to have all gas appliances, pipework, chimneys and flues checked every 12 months. You are a Landlord if you rent out a property, student let or holiday let and if you have a lodger. It is a criminal offence to not have a Landlord Certificate CP12 and fines are very high. Insurance on the propery is invalid and you cannot evict a tenant without a Landlord Certificate CP12 in place.
Boiler Service for an extra £10
While carrying out the Landlord Certificate CP12 I can service the boiler for an extra £10. If the the manufacturers instructions are on site, the warranty paperwork will be stamped and signed. Modern boilers require annual servicing to check combustion settings, pressures, safety and economical running to minimumise fuel cost and your boiler requires cleaning of vital parts to prolong its life. If the Magnetic filter is less than 5 years old it will be cleaned out as part of a boiler service.
